The Need for More Space - COVID-19 has changed consumer use of space in their current homes.

COVID-19 has impacted everyone in different ways and I hope this finds everyone safe and healthy. I have been expecting this will impact buyer behavior going forward and I have already seen this in terms of consumer requests for more space.
Yesterday, I had a family living (self-quarantining) in a 3BR home who reached out to me indicating they need more space and wanted me to begin searching on 4BR homes with finished basements/family rooms.
Today a client of mine referred a friend to me. This family with young children is self-quarantining in an apartment in Manhattan. They need more immediate space and they want a yard so their children can get outside to play.
While COVID-19 has given families the gift of togetherness, consumers are also learning quickly that they are now using the space in their apartment or home differently and have new needs. In both of the above examples, the consumers pointed to COVID-19 as the primary reason for their inquiries.
All aspects of the real estate market will continue to evolve as we work through the current environment and transition into the post-virus environment.
